Located within a mile of the Pacific Ocean in Santa Monica, this exclusive infill residential development is in an increasingly affluent section of the beach-town community of Santa Monica, California. Designing the project was a challenge from the start. The narrow site — only 12 metres wide, used to be a vacant lot sandwiched between two adjacent buildings. However, the narrowness of the site and the building guidelines led to some creative design and planning, resulting in a 7-unit residential building. The project encompasses a parking garage and a small street-fronting retail space on the ground level, a three-bedroom penthouse apartment with double height living spaces, roof deck with ocean views, and six subsequent studios on the floors above. The flats range in area from 63 square metres to 185 square metres, and each flat has its own private deck. Whereas the smaller units have been provided with the essentials, leaving the homeowners the flexibility to customize, the larger two-level unit is a notch above the rest with innovative interiors that are reflective of a modern California lifestyle. The flat employs a classic off-white colour scheme that sets the tone for the interior space. The highlight of the unit is the open kitchen and dining space that enjoy a panoramic view of the oceanfront. In addition, the master bedroom has its own spacious private balcony with a view. Adorning the flat is carefully specified furniture with a modern vibe and understated elegance.
